Start with a Modera lot or bring your own land. Choose a Cavco floor plan that fits the parcel — we confirm size, setbacks, and septic capacity before anything is ordered.

Line up financing
We structure the home for a real mortgage — permanent foundation, title retirement, HUD compliant — so it qualifies for FHA, VA, or USDA financing on 30-year terms. We can connect you with a lender partner.

Permits and site work
County permits, clearing, grading, foundation, and utility connections are coordinated for you. You get a clear scope of what is included and what stays your responsibility.
- 04
Delivery and set
Your home is built at the Cavco plant, delivered, and set on its permanent foundation. Porches, skirting, and final trim finish the exterior.

Move in
Final utility connections, county inspections, and a walkthrough — then the keys are yours, with a home built to last and financed to grow equity.
